HOLIDAY RENTAL AGREEMENT

This Holiday Rental Agreement is made by and between Casa Mia Retreat and their guest as of the date last set forth on the booking lodgement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 

1. Property: The holiday rental property is located at: 1/7 Dubois Close, Buderim QLD 4556 (e.g. appliances, amenities and other provided items such as towels, linen, etc).
   
   
2. Maximum occupancy: The maximum number of guests is limited to 6 persons.
   
   
3. Term of the lease: The holiday rental lease begins and ends in accordance with the dates and times in the booking lodgement. Failure to adhere to the check-out time may result in an additional late fee set at $250 per day.
   
   
4. Minimum stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods.
   
   
5. Rental rules: Guest agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while residing at the property.
   
   
6. Rental rate and fees: A deposit of $200 is due at least 7 days prior to the Check-in Date. The deposit is for security purposes and will be refunded within 72 hours of checkout provided no deductions are made due to:
   
   
   1. damage caused to the property or furnishings;
   2. dirt or other mess requiring excessive cleaning; or
   3. any other cost incurred by Homeowner due to Guest's stay
   4. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.
      
      
7. Access: Guest shall allow Homeowner access to the property for purposes of repair, inspection or emergency. Homeowner shall exercise this right of access in a reasonable manner by giving at least 1 hour notice (unless in case of emergency).
   
   
8. Electric vehicles: Electric vehicle charging at Casa Mia Retreat may attract additional fees.
   
   
9. Cancellation policy: If Guest wishes to cancel the reservation, the deposit will be refunded as follows:
   
   
   1. 100% if cancelled 30 days prior to the Check-in date.
   2. 50% if cancelled 7 days prior to the Check-in date.
   3. No refund if cancelled within 7 days of check-in date.
   4. The Homeowner may also be entitled to cancel the Guest stay if house rules are broken during rental period.
      
      
10. Payment: Acceptable payment methods are: credit card/PayPal/bank transfer.
    
    
11. All payments, unless otherwise specified, will be processed on the website at the URL: https://casamiaretreat.com.au/

By lodging my booking on the website, I hereby give permission to charge my credit card/PayPal account for the amounts above. I agree that all rental monies are non-refundable per cancellation policy above.

The parties agree to the terms of this Holiday Rental Agreement, as evidenced by proceeding with the booking arrangements on the website.
